This Project will be located at 40-60 Twyckenham Blvd, in Lafyette Indiana in Tippecanoe County. The Project is a partnership between Area IV Development. Inc. and Keller Development, Inc.
Snowy Owl will consist of 11 residential buildings and one community building and will offer 50 two-bedroom, two-bathroom, attached garage, and in unit washers and dryers. The rents will range from $443 to $950 monthly and will be occupied and affordable to tenants earning 30% to 80% AMI.
This project is designed to meet the affordability housing needs of people 55 and over and will be located on 9.7 acres with pickleball courts and raised gardens. The site will include a trail connecting to Twyckenham Trail which leads to the adjacent grocery store and dog park.
These apartments are within walking distance of a full-service grocery store, various retail options, a community center, a church, and are within three hundred feet from the City Bus stop. Additionally, the site is close to an urgent care clinic, a dentist, pharmacies, and a veterinary clinic.
The Project and is possible through mixed funding opportunities to include 5 HOME units for seniors 62 and older and 10 units for special needs residents. The project plans include the State of Indiana Development Funds, Federal Home Loan Bank of Indianapolis, LIHTC and City of Lafayette HOME funds. Readiness funds will assist with infrastructure development.
Groundbreaking is scheduled for May 2024, construction to begin September 2024, with expected completion in November 2025. There is currently a waiting list of 135 individuals for this project.
